Flats in the EWS category will be smaller in size but will include all essential amenities such as a kitchen, bathroom, electricity, and water supply. LIG category flats, on the other hand, will offer slightly more space and additional facilities.
The DDA also stated that special attention has been paid to pricing these flats to be affordable for the economically weaker and lower-income groups, enabling them to purchase them with easy home loans from banks.
Flats Available in These Areas

There is often a perception that affordable flats are located far from the city or in underdeveloped areas. However, under this DDA scheme, flats have been constructed in prime locations across Delhi.
For the EWS category, flats will be available in Narela, Rohini, Ramgarh Colony, and Shivaji Marg. For LIG category buyers, flats will be available in Rohini Sector 34 and 35, and Ramgarh Colony near Jahangirpuri.
These locations already have existing facilities such as roads, electricity, water, and public transport. Additionally, markets, schools, and hospitals are nearby. Consequently, this scheme is not only affordable but also practical.
Booking Method and Date
The DDA has kept the booking process for flats under this scheme very simple. Interested individuals can start booking from November 7, 2025. Applications will begin online at 12 PM and will operate entirely on a 'first-come, first-served' basis. This means that the applicant who applies first will get the first opportunity to choose and book a flat.
For booking, EWS category applicants will need to deposit ₹50,000 and LIG category applicants will need to deposit ₹1 lakh as a registration fee. This amount will be part of the application process and will be adjusted upon the completion of the purchase.

After logging in to the website, applicants will need to register in the 'Jan Sadharan Awas Yojana 2025 (Phase-2)' section.
