Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has granted a four-month extension to eligible registered real estate projects affected by the ongoing Iran-Israel and US conflict in West Asia. The extension will apply to projects whose original, revised or previously extended completion date falls between February 28 and October 31.
The decision has been taken in view of the impact of the ongoing conflict in West Asia on construction activities and the progress of real estate projects. Eligible registered projects will receive an additional four months for their registration and project completion period.
The extension will take effect from the existing final validity date of the project registration.

According to UP RERA, projects whose original, revised or previously extended completion date falls between February 28 and October 31 will be covered under the four-month extension.
The benefit will not be available automatically to all projects. Project promoters will have to meet the prescribed eligibility conditions. Once the conditions are fulfilled, the registration of the eligible project will be automatically extended for four months.
To receive the additional four-month period, project promoters must fulfil the required regulatory conditions. These include having a valid approved map, layout or building plan as of February 28, 2026.
Promoters must also submit all pending Quarterly Progress Reports (QPRs) by the end of the project's existing registration validity. In addition, they must file the annual audit report REG-5 for the financial year 2024-25.
UP RERA has stated that the registration of eligible projects fulfilling all these requirements will be extended by four months.
UP RERA's decision was taken on the basis of an advisory issued by the Union Ministry of Housing and Urban Affairs on July 31. The ministry had suggested extending the period by four months through a collective order for real estate projects affected by extraordinary circumstances.
The extension will remain limited to registered projects that fulfil the prescribed eligibility criteria. Project promoters will be required to submit all pending regulatory filings and necessary documents within the stipulated requirements.
