DDA Housing Scheme 2025: The Delhi Development Authority (DDA) has announced a new housing scheme near Karkardooma Interchange Metro Station in East Delhi, offering over 1000 flats in the capital's tallest 48-storey residential tower. This project is part of the 30-hectare East Delhi Hub township, which includes residential, commercial, and green areas. The flats are priced between ₹1.78 crore and ₹3.09 crore, and their e-auction will be held between December 1 and 4, 2025.
Modern Township Under Construction in East Delhi
The foundation stone for the East Delhi Hub project was laid in December 2019 by Union Home Minister Amit Shah. This project is being developed under NBCC (National Buildings Construction Corporation) and its construction is being carried out by Nagarjuna Construction Company Limited. Initially, there were delays in obtaining forest clearance and water and sewer licenses from the Delhi government, which stalled the work for some time. Now, all these obstacles have been removed, and construction is progressing rapidly.
A 20,000 square meter green area is being developed as part of this project. It will include jogging tracks, children's play areas, and open recreational zones. The entire complex is being designed to be environmentally friendly and sustainable.
Location and Connectivity Highlights
The project is situated near Karkardooma Interchange Metro Station, offering connectivity to both the Blue and Pink lines. Additionally, it has direct access to major national highways like NH-9 and NH-24.
Anand Vihar Railway Station and ISBT (Inter State Bus Terminal) are just a few kilometers away from here. Both road and metro options are conveniently available for reaching the airport. Due to these facilities, the project is proving attractive to both investors and homebuyers.
Flat Price and Size
In this new DDA scheme, the reserve price for flats starts from ₹1.78 crore and goes up to ₹3.09 crore. The flats will range in size from 142 to 250 square meters. These flats will be considered high-end and will offer amenities such as modular kitchens, balcony views, parking space, and 24-hour security.
Thirty flats in the RH-02 tower will also feature additional terrace space, priced between ₹2.10 crore and ₹3.09 crore. However, it is important to note that the reserve price does not include maintenance charges, GST, conversion fees, and water connection charges.
Payment Terms
Buyers will be required to pay 75 percent of the total price at the time of auction, while the remaining 25 percent can be deposited by July 2026. This facility will ease the burden of a lump-sum payment on buyers.
Application Dates and Process
DDA has scheduled the launch of this scheme for October 25, 2025. The registration and EMD (Earnest Money Deposit) submission process will run from October 31 to November 21, 2025. Thereafter, final applications will be accepted until November 24.
The online e-auction will be conducted between December 1 and December 4, 2025. Interested buyers can register online by visiting the official DDA website. During registration, an earnest money deposit must be submitted, after which they will be able to participate in the e-auction.
Why This Scheme Is Special
This scheme offers a new option amidst Delhi's growing population and limited housing choices. It will be the first residential building of this height in the capital. Additionally, the project is developing malls, office spaces, and public facilities, which will enable it to emerge as a "self-sustained township."
