DDA Approves Premium Housing Scheme 2025 in Delhi, Offering Flats and Garages

Good news for those looking to buy a home in Delhi! The Delhi Development Authority (DDA) has approved a new housing scheme in some of the capital's prime locations. This scheme, titled "Premium Housing Scheme 2025," will offer a total of 177 flats and garages.

The proposal was passed during a DDA meeting held on Friday under the chairmanship of Lieutenant Governor V.K. Saxena. Detailed information regarding the scheme and the application process will be announced soon.

Locations for Flats

Under this new scheme, the DDA is offering flats in some of Delhi's most sought-after residential areas. The locations included in the scheme are Vasant Kunj, Dwarka, Rohini, Pitampura, Jasola, and Ashok Pahari.

The DDA already has existing projects in all these areas, which have consistently generated interest among the public.

Flats for Three Income Categories

The scheme will provide flats for all three categories: Low Income Group (LIG), Middle Income Group (MIG), and High Income Group (HIG). All flats will be sold through e-auction.

Along with the flats, a total of 67 garages for cars and scooters will also be sold under the scheme, totaling 177 units.

DDA Changes Several Rules

To make the new scheme more attractive, the DDA has made some significant changes regarding the sale of commercial properties. The amalgamation fee, which was previously equivalent to 10 percent of the circle rate, has now been reduced to 1 percent.

In addition, the multiplication factor for the auction of commercial properties has been reduced from twice the circle rate to 1.5 times.

Narela to be Developed as Education and Sports Hub

An important decision was also taken regarding the Narela area of Delhi in the meeting. The DDA has approved the Change of Land Use (CLU) in various sectors of Narela.

Following this change, an education hub, a multi-sports integrated stadium, sports complexes, and other development works will be undertaken in these areas. This will develop Narela as an overall development center.

Bulk Purchase Option for Government Agencies

The DDA also decided in the meeting that government departments and universities that purchase unsold flats in the Narela area in bulk will be given concessions under the 'Apna Ghar Awas Yojana 2025'.

If any government agency purchases at least 10 flats, they will receive the same discounts being offered to the general public. Under the scheme, a 25 percent discount is being offered on LIG flats and a 15 percent discount on MIG, HIG, and EWS flats.

New Policy Based on Lessons Learned from Previous Schemes

Several schemes launched by the DDA in the past few years have been only partially successful. Therefore, this time, the DDA has tried to make the scheme more flexible and buyer-friendly.

Efforts have been made to make the scheme more attractive by including options like e-auction for flat sales, discount rates, and garages.

Focus Areas

It has been decided that complete information about all flats, including prices, locations, plans, and the application process, will be uploaded soon on the DDA's official website.

Along with this, the DDA is also preparing to ensure that the quality of the flats, the possession process, and registration-related tasks are completed on time without any interruptions.

Revival of Interest in Buying Homes in Delhi

This new scheme by the DDA has once again sparked hope among Delhi residents. Those who did not get flats in previous schemes or did not even apply are excited to apply again this time.

Amidst Delhi's growing population and high real estate prices, DDA schemes are still considered a b option for buying a home for the middle and lower-income groups.
