This news is surprising to Shah Rukh Khan's fans, as 'Mannat' has always been in the public eye, but this situation has escalated to a legal inquiry.

What is the root of the controversy?

On June 20, 2025, a joint team from the BMC and the Forest Department visited 'Mannat.' Officials received information suggesting that the ongoing renovation work falls under Coastal Regulation Zone rules and may be taking place without proper authorization.

A forest official confirmed, "We received a complaint from an anonymous source alleging that the renovation is against regulations. We have conducted an inspection, and a report is being prepared."

Officers from the H-West ward's Building and Factory Department and Building Proposal Department of the BMC were also involved in the investigation. Workers and engineers on-site were questioned.

Shah Rukh's stance: 'Everything is according to the rules'

When the media contacted Shah Rukh Khan's manager regarding the matter, he stated unequivocally, "There are no irregularities. All work is being carried out according to the stipulated permissions and regulations. The complaint is baseless."

He further added that all necessary clearances for the mansion's renovation had already been obtained and that this was merely a routine check that has been exaggerated by the media.

Sensational claims by a former IPS officer

The controversy intensified when former IPS officer Y. P. Singh, now a lawyer, made significant allegations. He claimed:

  • 'Mannat,' previously known as 'Villa Vienna,' was a heritage property.
  • A seven-story building was constructed behind the mansion in 2005, while the Urban Land Ceiling Act was in effect, making this construction illegal.
  • Singh alleges that Shah Rukh and Gauri obtained permission from the BMC for 12 small flats, ostensibly for ordinary citizens.
  • These flats were later combined to create a massive, private palace-like residence.

These allegations have not only questioned Shah Rukh's image but also cast doubt on the BMC's permitting system.

The scale of the renovation and the family's temporary relocation

Gauri Khan stated in an interview that the 'Mannat' renovation project is extremely detailed and extensive, potentially taking over a year to complete. Due to the ongoing work, the Khan family is currently residing in a rented luxury duplex apartment in Pali Hill, located in filmmaker Vashu Bhagnani's property, 'Pooja Casa.' The reported rent is ₹24 lakh per month.

Will the BMC take action?

All eyes are now on the conclusions of the BMC and Forest Department reports. If the renovation work is found to have violated regulations, Shah Rukh could face penalties, notices, or a halt to construction.

However, no official notice has been issued yet, and the Khan family maintains that they are following all legal procedures.
