Yogi Adityanath Government Greenlights Revival of 28 Stalled Integrated Township Projects in UP

UP's Yogi Adityanath government approves changes to the Integrated Township Policy, clearing 28 stalled projects. This move aims to boost state development and address critical housing demand.

The way has been cleared for the completion of 28 incomplete projects under the Integrated Township Policy, which was implemented two decades ago by the then Mulayam government.

Lucknow: The Uttar Pradesh government, under the leadership of Chief Minister Yogi Adityanath, has taken a significant decision to approve the Integrated Township Policy from Mulayam Singh Yadav's tenure. Following this decision, the path has been cleared for the completion of 28 incomplete township projects in the state. This move will not only accelerate the state's development but also provide relief to the housing demand.

This policy was implemented two decades ago by the then Mulayam Singh Yadav government. At that time, the policy allowed for the development of townships on 25 to 500 acres of land. The policy's objective was to attract investment and facilitate planned residential development.

Key Changes in Yogi Government's Policy

With the new approval, the Yogi government has introduced several key changes:

  1. Reduced Minimum Land Limit: Previously, a minimum of 25 acres of land was required; this has now been reduced to 12.50 acres.
  2. Flexibility in Timelines: Three to five years will be granted for the completion of incomplete projects.
    • 3 years for projects up to 25 acres
    • 5 years for projects with more than 25 acres of land
  3. Time Extension Fee: The developer will be required to pay a time extension fee of Rs 80,000 per acre.
  4. Facilitated Land Acquisition: Developers will acquire 80 percent of the land for their township themselves, while the government will provide the remaining 20 percent for infrastructure such as roads, STPs, etc.
  5. Provision to Include 10 Percent Additional Land: Adjoining land is now permitted to be integrated into the project.

History of Townships in the State

Yogi Adityanath Government Greenlights Revival of 28 Stalled Integrated Township Projects in UP

During Mulayam Singh Yadav's government, a total of 40 township proposals were received, of which only five were completed. Seven projects were deactivated, while the remaining 28 projects remained stalled for years. After the policy's implementation in 2005, proposals for township development emerged in cities such as Lucknow, Kanpur, Agra, Mathura-Vrindavan, Muzaffarnagar, and Ghaziabad.

Subsequently, during the Mayawati and Akhilesh Yadav governments, there was no significant progress. In 2014, the Akhilesh government amended the policy and approved proposals for township development in cities including Moradabad, Meerut, and Prayagraj. On Tuesday, a cabinet meeting was convened under the chairmanship of Chief Minister Yogi Adityanath. During the meeting, a decision was made to cancel seven inactive township projects.

Concurrently, the path was cleared to offer various facilitations to the developers of the 28 incomplete operational projects. Parliamentary Affairs Minister Suresh Kumar Khanna stated that the DPR (Detailed Project Report) approved under the policy would be revised, and the project durations would be extended. Khanna emphasized that this policy would contribute to fulfilling urban housing demand and fostering planned development.
