The Delhi Development Authority (DDA) is launching a new and exclusive housing scheme for the residents of the capital. Under this scheme, a total of 177 flats and 67 scooter or car garages will be sold through e-auction. This decision was taken at the recent DDA meeting chaired by Lieutenant Governor V.K. Saxena.
This DDA scheme will cater to three categories – High Income Group (HIG), Middle Income Group (MIG), and Lower Income Group (LIG). The flats will be available in premium areas of the capital such as Vasant Kunj, Dwarka, Rohini, Pitampura, Jasola, and Ashok Pahari.
Homes in Delhi's Finest Areas
The areas included in this scheme encompass posh areas like Vasant Kunj and Jasola, where the prices of flats are typically very high. Meanwhile, suitable housing will be provided for the middle and upper-middle classes in residential areas like Dwarka, Rohini, and Pitampura.
The price at which these flats will be available through e-auction may be lower than the market rate, providing people with an excellent opportunity to fulfill their dream of owning a home in the capital.
Garage and Parking Space Facilities
Another special feature of this scheme is the inclusion of 67 car or scooter garages. Parking is generally a major problem in Delhi; thus, the availability of garages along with the flats makes this scheme even more attractive.
Changes in Commercial Property Regulations
The meeting covered not only the housing scheme but also two major decisions to promote business and investment in Delhi.
The first change was made in the 'amalgamation charges' of commercial properties. Until now, these charges were levied at 10 percent of the circle rate, which has been reduced to 1 percent.
The second major change was made in the multiplication factor. Now, the auction of commercial properties will be conducted at 1.5 times the circle rate instead of 2 times. This decision was taken in line with the Prime Minister's 'Ease of Doing Business' initiative.
Rental Assistance to be Provided for Vacated Flats from January 2025
- HIG flat owners will receive ₹50,000 per month
- MIG flat owners will receive ₹38,000 per month
This assistance will be for those who vacate their homes during construction.
Changes in These Areas
- Approval for educational institutions in Sector G-7 and G-8
- Planning for sports complexes and stadiums in Sector G-3 and G-4
In addition, the flats in Narela that have not yet been sold will now be given to government departments and universities at discounted rates. This will create a balance of population density and utility in the area.
New Direction for Delhi's Infrastructure
This new initiative by the DDA is giving a new direction to Delhi's housing sector, commercial activities, and infrastructure development. While affordable and premium housing is being promoted on one hand, a strategy is also being adopted to attract commercial investment on the other.
